Mumbai’s civic body (BMC) has launched a major slum rehabilitation plan to redevelop 64 slum clusters on municipal land. Over 50 real estate developers, including big names like Adani Realty and Rustomjee, have shown interest in participating. In a recent meeting, developers raised concerns about issues like inaccurate surveys and limited usable land due to reservations. The BMC has promised to review these challenges. The final proposals are due by June 10, with bid evaluations to follow immediately. This initiative aims to improve living conditions for thousands while transforming Mumbai’s urban landscape.
Mumbai’s efforts to improve living conditions in its slum clusters have taken a big step forward, with more than 50 developers expressing interest in a large-scale rehabilitation plan led by the city’s civic body. The initiative aims to redevelop 64 slum pockets located on municipal land across different parts of the city, including areas like Borivli, Goregaon, Malad, Wadala, and Ghatkopar.
The Brihanmumbai Municipal Corporation (BMC) recently invited developers to take part in the project under the Development Control and Promotion Regulation (DCPR) 2034. Through this, the city hopes to transform informal settlements into structured, better-planned communities with improved housing and infrastructure.
In a pre-bid meeting held on May 23, several well-known names from the real estate sector showed up—among them Adani Realty, Rustomjee, Wadhwa Group, Dosti Realty, JSW Realty, and Chandak Realty. Their presence signals a strong interest in being part of a mission that combines commercial viability with social impact.
Developers, however, did not hold back from voicing concerns. Common challenges were discussed, such as inaccurate surveys, land reserved for public use reducing available space, and complex clearance procedures. BMC officials assured the builders that these concerns would be taken into account and that they are open to policy tweaks if needed to make the process smoother.
Interested developers have until June 10 to submit their proposals. The civic body will review the technical and financial bids immediately after, with plans to move quickly on the evaluation and selection process.
