Mumbai, Maharashtra — May 2025In a landmark move that could redefine the landscape of Mumbai real estate, the Brihanmumbai Municipal Corporation (BMC) has officially invited bids from private developers for the redevelopment of 64 slum clusters under the Slum Rehabilitation Authority (SRA) scheme. This large-scale initiative comes as part of the DCPR 2034 Regulation 33(10) and signals a strong push toward transforming the city’s aging and congested housing areas into modern, sustainable urban spaces.
Why This Matters for Mumbai’s Future
Mumbai, known as the financial capital of India, is also home to one of the largest slum populations in the world. With lakhs of people living in precarious conditions, the need for slum redevelopment in Mumbai has never been more urgent. Through this initiative, the BMC aims to not only improve living conditions but also free up vital urban land for infrastructure and economic development.
What’s Included in the Slum Redevelopment Plan
The project covers slum clusters across Borivali, Goregaon East, Malad East, Lower Parel, Andheri, and other high-density localities. Once onboarded, developers will be responsible for:
Conducting detailed slum surveys
Preparing legal and architectural plans
Obtaining regulatory approvals
Constructing new housing units for slum dwellers
Maintaining the property post-rehabilitation
This full-scope responsibility ensures a transparent and accountable approach to slum rehabilitation in Mumbai.
Benefits to Housing Societies and Local Communities
While the BMC is targeting slum zones, experts believe this move will also influence the broader housing society redevelopment sector by setting quality benchmarks and streamlining government collaboration. With improved infrastructure, safer buildings, and upgraded amenities, families living in these clusters will enjoy a far better quality of life
